It’s true there are discount brokers and agents who will sell your house for less compensation. But I will more than make up for my fee, making you more money in the long run, because I am a full service agent. What does that mean? Sometimes I will spend a year with a client helping them get their home ready before they are ready to sell. Take a look at my list of services below:

  • I will conduct an initial walk through at your home. We will discuss needed updates, things to sell/pack away, staging, needed repairs along with your goals and needs.
  • I will refer you to trusted contractors for paint, flooring, etc. prior to listing.
  • I will tour your home a second time prior to listing to make all the final touches with regard to staging.
  • You will benefit from Coldwell Banker’s Listing Concierge program which is unique to our brokerage!
  • Listing concierge includes professional photos which may encompass aerial shots as needed, twilight pictures, virtual staging and more! We will also build several print and digital marketing pieces for your home to reach all potential buyers.
  • Once complete, I will review your seller’s disclosure line by line, clarify things that may come up or answer any questions.
  • I will gather your survey and tell you how to complete your T-47. I will send that to Title before we list to ensure they don’t have any concerns with your survey as that could change the way we negotiate a contract to save you money.
  • If an estate, I will help you send the Will or probate documents to Title to ensure no issues selling the home or slowing down the process.
  • I will enter all your property information and have you review for accuracy to prevent disclosure issues down the road.
  • I will list your home, provide a secure Supra iBox lock box, provide my showing service to monitor showings and be sure buyers are respectful to your home.
  • I will have open houses opening weekend (if you want them) to showcase your home as new to the market.
  • I will recap traffic each week (both online and showings).
  • I will compare your traffic to comparable listings and discuss any possible strategy shifts with you.
  • I will follow up with everyone who tours your home and get feedback which may help us adjust selling strategy if needed.
  • Once you have a contract, I will help you negotiate price and all terms on the 1-4 Family and on the accompanying addenda.
  • I’ll make sure your potential buyer is well qualified and even reach out to their lender to verify their qualifications.
  • I will help guide you through option period and negotiate any repair amendments on your behalf focusing on major items, not letting buyers get away with nit picky repair requests at your expense.
  • I’ll touch base with their lender at least once a week to be sure all is on track.
  • I will keep track of all key due dates to be sure you do not default on the contract. I will make sure the buyer lives up to their expectations as well.
  • I will ensure I have received the signed seller’s disclosure from the buyer to acknowledge their understanding of everything you have disclosed about the home.
  • I will refer you to needed contractors to complete repairs, gather invoices for you and submit those to the buyer’s agent prior to closing.
  • When appraisal is scheduled, I will get in touch with the appraiser and provide them a packet with comps and any upgrades you have made to the home. This helps to ensure we meet appraisal value saving you from a possible price re-negotiation with the buyer and protecting your $$.
  • I will make sure HOA docs and Title are delivered to the buyers in a timely manner.
  • I can refer you to qualified, experienced movers or negotiate a leaseback for you if one is needed.
  • I will help coordinate utility shut off or transfer with the buyer.
  • I will schedule your closing for you and be at the closing table with you.
  • After closing, my service doesn’t end there. I’m always available to my clients with issues, questions, or other needs they may have as they move out of their property.
