Why pay a Realtor to drive you from pretty house to pretty house? Sure, there are discount brokers out there but I am a full service agent! I will more than make up for my fee, saving you money on the buy side. Here’s all I do for my buyer clients:

  • I start the process by recommending seasoned mortgage lenders that can guide you on the right path to financing.
  • Once you have pre-approval, I work to understand your wants and needs, pull an MLS search to show you what is available that matches your criteria and work to pull property disclosures for homes you might be interested in.
  • I will set up a home tour for you when it’s convenient for you.
  • During the tour, I will point out advantages and disadvantages of each home, I will point out possible repair issues.
  • If you are interested in new builds, my new construction website will be helpful in narrowing your search. I will visit the builder with you to make sure you get all possible incentives the builder may be offering. Builder’s have their own contracts – I will help you review all documents and point out key issues or timelines. I will also help you navigate builder walk throughs and inspections – YES YOU NEED AN INSPECTION ON A BRAND NEW HOME!!
  • I can help discuss taxes and how there might be different impacts in different areas of the metroplex.
  • I will  notify you of MUD’s, PID’s or other special districts and explain possible financial impacts to you.
  • After the home tour, I will recap the homes we visited, take you back out for a second look at your favorites to help you narrow down, or go  back to the drawing board to start a new search if you haven’t yet found just the right home.
  • If the seller is an estate, I can help research probate along with Title to be sure the estate has the right to sell the property before you get too far down the road.
  • When you’re ready to make an offer, I’ll take you through the 1-4 Family contract and the many addenda that might accompany your offer.
  • I will negotiate all terms of the contract and addenda on your behalf.
  • Once under contract, I will refer you to experienced inspectors.
  • I’ll be at inspection with you to get the inspector’s recap and to discuss any concerns.
  • I can refer you to contractors to review plumbing, foundation, roof, etc. before we write the repair amendment if further information is needed after inspection.
  • I will build a suggested repair amendment for you and then negotiate those repairs with the seller’s agent.
  • I will keep track of all key due dates for you to ensure you do not default on your contract and to make sure the seller also lives up to his obligations.
  • I’ll work with your lender to make sure all is on track for closing and that the appraisal is done in a timely manner (for example, I don’t want you to pay for appraisal until we are through option period and you are satisfied with repairs the seller has agreed to do for you).
  • I will be a second set of eyes and help you to review your HOA documents.
  • I will also help you review Title policy and work with the Title agent to clear any encumbrances that could adversely affect closing. I’ll also help you understand objections.
  • I will review your survey and T-47 affidavit and work with Title to make sure the survey is acceptable. I will help you understand easements and who has the right to access your property.
  • I can refer you to experts to help with home insurance.
  • We will go back to the home just before closing to do a final walk through. I will help negotiate any last minute concerns you might have with the house (i.e. maybe the garage wasn’t properly cleaned out, etc.). we won’t close until the seller takes care of any last minute requests.
  • I will schedule your closing.
  • I will help you coordinate utility hook up/timing with the seller.
  • I will attend closing with you.
  • I will explain exemptions and remind you key exemptions you need to apply for and explain how to do that.
  • After closing, I pride myself on providing ongoing service.
  • I will provide referrals for any contractors you might need like painters, new windows, carpeting, etc.
  • I will coordinate mail pick up if the seller still receives mail at their old address.
  • I will help address any issues that might come up after closing.
  • I will keep you up to date quarterly on your equity.
